*The metro report gives 95 days to sell for September 2026. That figure counts days on market plus days to close, so it can't be compared with the days-on-market column.
- Includes single-family homes, condos and townhomes sold through the MLS. Builder sales made outside the MLS are not included.
- Fort Worth, Arlington and Dallas are local market areas defined by the local REALTOR® association. They may not match city limits exactly.
- Median price, homes sold and months of inventory come from the Texas Real Estate Research Center at Texas A&M University. Days on market comes from the Greater Fort Worth Association of REALTORS®. "Price vs. Sep 2025" compares the Center's September 2026 and September 2025 medians. For the DFW metro, it is the change the Center reports.
- A single month's median for one city can move a lot depending on which homes closed that month. Dallas's median was $445,000 in August 2026 and $460,000 in September 2026.
What this means for sellers
- Prices. Fort Worth $326,500, up 0.5% from a year ago. Tarrant County unchanged at $345,000. Arlington down 0.7%. The metro down 1.6%. Dallas up 9.5%, and up from $445,000 in August to $460,000 in September.
- Sales. Closed sales were down from September 2025 in every area. Fort Worth closed 789, down 11.9%. The metro closed 7,228, down 6.6%.
- Inventory. 3.6 months in Tarrant County and Arlington, 3.9 in Fort Worth, 4.5 in the metro, 4.7 in Dallas County, and 5.3 in Dallas. Under 4 reads as a seller's market. None of the six reached 6, the buyer's-market line.
- Time. Fort Worth averaged 54 days on the market, then 32 days to close. Arlington 56, Dallas 55, Tarrant County 54. Dallas County does not publish days on market. The metro's 95 days to sell adds both parts.

Method: Figures cover single-family, condo and townhouse sales recorded in the MLS, both new and existing homes. Builder sales and private sales outside the MLS are not included. For the cities and counties, the year-over-year price change compares each area's September 2026 median with its September 2025 median on the same Texas Real Estate Research Center page. For the DFW metro, we use the change the Center reports. Months of inventory is rounded to one decimal. Sources may revise past figures. Passage Property Group does not produce these numbers.

Notes on the 24-month series, missing months, and days on market
24-month series
The price, sales, and inventory charts use every monthly row from October 2024 through September 2026 on the six Housing Activity pages linked above. The same September 2026 rows, after the rounding below, are the snapshot table. Days on market is not its own chart. September figures are in the snapshot table, and Fort Worth's sparkline uses the printed monthly averages. Series read October 23, 2026.
Price year-over-year and month-over-month are the change between the two printed medians, rounded half up to one decimal. That matches the snapshot, including the metro's −1.6% (the September 2026 spotlight prints −1.56%). Sales year-over-year is the Center's own percent, rounded half up to one decimal, not a second calculation from the counts. Inventory change is the difference of the unrounded months-of-inventory figures, then rounded half up to one decimal. No month is estimated, averaged into a gap, or carried forward.
Days on market
Days on market is not on the Center's housing activity table. It is taken from the sentence "Average number of days homes spent on the market in [month]" for Fort Worth and Tarrant County, and from the city line "Days on the market" for Arlington and Dallas. What is not on the charts
- November 2024. No monthly press release is in the archive. The local market reports (Fort Worth, Tarrant County) give a different sales count and median than the Center's November row, so their days-on-market column is not used.
- March 2025. The file is a first-quarter report. Fort Worth's Q1 average is 94 days. That is not plotted as March.
- Tarrant County days on market before January 2025. October 2024 prints Fort Worth only. December 2024 prints a Fort Worth December average of 60 and a full-year average of 49. Only the December Fort Worth figure is used. The December narrative says Tarrant homes took eight more days and does not print the average.
- Arlington and Dallas before September 2025. Those city lines are not in the earlier releases. The line starts when the printed city figure starts.
- Dallas County days on market. Not published in these releases.
- DFW metro days on market. The spotlight's 95 days to sell for September 2026 adds days on market and days to close. It is not plotted.
- September 2025 Fort Worth printed 54 days. The September 2026 release says the average was up 1 day. The Fort Worth sparkline uses each release's own printed average, which is 54 in both months. The FAQ keeps the September 2026 wording.
- May 2025. The Tarrant block heading says April 2025. The bullet says May 2025. The May figure, 48 days, is the one plotted.
Market temperature
The inventory chart and the September bars use a rule of thumb: under 4 months of inventory is a seller's market, and 6 months or more is a buyer's market. Between those levels the read is in between. The Greater Fort Worth Association of REALTORS® called four to six months a balanced range in its July 2026 release ("balanced area of four to six months") and its December 2025 release ("balanced market of four to six months"). The October 2024 release attributes a different balanced level, 6.5 months, to the Texas Real Estate Research Center. This page uses the under-4 and 6-or-more rule, not the 6.5-month line.
